The second phase of the Dommerich Hills neighborhood improvements, which includes expansion of Maitland’s central sewer system, is expected to be completed in April.
The remaining construction phases are switched. Work will shift to Phase 4 (see green area of map below) following Phase 2. Phase 3 (yellow area of map) will follow.
Preparations in Phase 4 will include surveys and placement of markers identifying the proposed location for future installation of sewer laterals at the edge of the public right-of-way in front of each home.
Property owners should seek certified and insured plumbing or septic companies to determine the best method to disconnect each home from on-site septic tanks and to reroute new pipes to the city’s lateral connection.
Construction will install underground sewer main underneath streets with lateral pipeline connections directed toward each home.
New pipelines in Phases 2-4 will connect about 340 homes to central sewer, providing a more efficient, reliable and environmentally safe solution to privately maintained septic tanks. Phase 1 included about 90 homes.
Work will restore several neighborhood streets impacted by construction. New pedestrian sidewalks also will be built.
Primary work will install sewer main underneath roadways. Property owners will be notified when construction is scheduled to begin on each street, coordinating for needed vehicle detours and alternate parking locations.
The needed sewer improvements are part of a regional program coordinated with the South Seminole and North Orange County Wastewater Transmission Authority to update the city’s wastewater system and to reduce harmful impacts of old and often failing septic tanks.
